Types of Project Delivery Methods

Integrated Project Delivery:
This is commonly referred to as the “Team Approach” to building.  The term “Integrated” refers to the joining together of the design and construction professions (A/E and Contractor) into a team to deliver the project for the Owner.  Design-Build and Construction Management are the two most common forms of Integrated Project Delivery and both provide the option of a Guaranteed Maximum Price (GMP) contract.

Non-Integrated Project Delivery: 
This is commonly referred to as the traditional “Design-Bid-Build” project delivery approach where the Owner commissions an architect or engineer to prepare drawings and specifications under a design services contract, and separately contracts for at-risk construction, by engaging a contractor through competitive bidding or negotiation.
This delivery method is recognized as the most expensive and time consuming way to deliver a project.

Guaranteed Maximum Price (GMP) Contract: 
A GMP contract is an option available only with Integrated Project Delivery.  The GMP, or Guaranteed Maximum Price, is established after preliminary design documents are developed and the entire project scope is understood.  The Owner benefits by making a lower initial investment in A/E design services while realizing the benefit a guaranteed project cost at an early stage.
